UNDERSTAND YOUR ESTIMATE

How your roof estimate works.

Your estimate gives you a starting budget for a roof replacement. Here is where the information comes from, what we assume, and what still needs a closer look.

We start with your address

We use aerial roof data to find your property and available roof measurements. You review the property before using those measurements, to confirm it is the correct property.

The roof area describes the roof’s surface, not your home’s interior floor space. We also use an estimated roof slope to help calculate the price. Aerial measurements are a starting point and should be checked by a roofer.

What the estimate assumes

A different material, additional roof layers, or a different scope can change the price.

What is included in the price range?

The range combines estimated shingle quantities, labor, and the accessory and job-cost allowances used by our calculator. It helps you plan for the replacement, but it is not an itemized contractor proposal or a guarantee that every part of the job is covered.

Allowances for removal, disposal, flashing, ventilation, and other work may not cover what your particular roof needs. Ask for a written quote that lists what is included and excluded. Our shingle replacement guide explains the components to discuss.

Why your final quote may be different

Aerial data cannot inspect the wood beneath your shingles or assess every access challenge. Decking repairs, additional layers, detailed flashing work, ventilation changes, and difficult access can all affect the scope.

Prices also vary by contractor, location, and product selection. Our range uses the site’s pricing settings, not live bids from local contractors or a verified average for your ZIP code. The top of the range is not a cap on your final price.

If the result is marked as preliminary, the pricing allowances are still being calibrated. Read what can increase your roof replacement cost for questions to ask.

Measurements are not available for every home

US addresses are supported, but usable roof data is not available everywhere. Imagery may not reflect recent additions or changes, and complex properties may need a closer review. Check that the building shown is yours and that the roof sections you want replaced are accounted for.

If we cannot find usable measurements, a roofing professional will need to measure the property. Availability of an online estimate does not mean a roofing company is available through our service in that ZIP code.

Your next step is up to you

You can get an estimate without providing a phone number or email. If you choose to request contact, the form shows who will receive your request based on your property’s ZIP code. If no recipient is assigned, your request stays with Roof Budget Guide without being forwarded to a roofing company.

Before committing to work, have a roofer verify the measurements and condition, then review the written scope, exclusions, and warranty. Use our quote comparison guide to prepare.
