Roof Cost for a 1,500, 2,000, or 2,500 Sq Ft House in NC
A home’s square footage alone cannot tell you its roof replacement cost. The calculator needs roof surface area, which depends on the footprint, slope, and roof layout.
Why a 2,000 sq ft house does not necessarily have a 2,000 sq ft roof
Interior floor area can include multiple stories stacked beneath the same roof. Garages, porches, and overhangs add roof coverage that may not appear in the home’s heated floor area. Sloped roof surfaces are larger than the flat footprint they cover.
Compare three house sizes
The examples below illustrate geometry only. They assume a simple roof at a 6/12 pitch, equal-sized floors for the two-story examples, and no garage, porch, overhang, or waste allowance. They are not measured homes, material orders, or North Carolina price averages.
| Total floor area | One story | Two equal stories |
|---|---|---|
| 1,500 sq ft | 1,677 sq ft | 839 sq ft |
| 2,000 sq ft | 2,236 sq ft | 1,118 sq ft |
| 2,500 sq ft | 2,795 sq ft | 1,398 sq ft |
At a uniform 6/12 pitch, surface area is approximately footprint area × 1.118. Actual roofs need measurement; split levels, varying slopes, and roof extensions make this simple model incomplete.
Illustrative prices using our current calculator settings
These are hypothetical homes, not real project prices or local market averages. Each example uses the rounded roof area above, a 6/12 pitch, architectural shingles, and one existing layer. Current material, waste, and labor allowances apply.

These ranges do not include an assessment of damage, access, or additional work. A roofer will verify the scope. See what can increase your final cost.
What does that mean for cost?
More roof surface generally requires more shingles and labor. But price does not scale perfectly with house size: fixed job costs, access, slope, waste, and repairs also matter. Multiplying your interior square footage by a generic roofing rate can produce a misleading budget.
One roofing “square” equals 100 square feet of roof surface. If a proposal uses squares, confirm whether its quantity includes a waste allowance before comparing it with another quote.
Get a price range for your actual address
- Enter your street address in the calculator.
- Review the property and available roof measurements.
- Calculate your architectural shingle estimate, assuming one existing layer.
- Have a roofer verify the measurements, condition, and complete scope before approving work.
If usable measurements are unavailable for your property, a roofer will need to measure it. Do not substitute floor area and treat it as a measured roof.
What could put the final quote outside the range?
Decking replacement, additional tear-off layers, flashing work, ventilation changes, or difficult access can add work beyond the calculator’s allowances. Review the quote comparison checklist for questions to ask. For a local starting point, see our Statesville cost guide.
